Authorize swivl to communicate with StorEdge
Create API Association on StorEdge
Click the logo in the top left and select “Corporate Level”
Choose the Settings gear then select "API"
Navigate to find "Online Marketing Service - Swivl"
Ensure "Access All Facilities" is enabled and click "Create API Association"
Once complete, Swivl's record in the settings should look like this:
Add StorEdge to swivlStudio
- To get started, navigate to Settings > FMS Integrations (https://swivl.studio/settings/fms)
- Hover over StorEdge and click +ADD STOREDGE
- A new row will be added beneath Active Integrations. Select EDIT on the far right

4. In the left panel you can rename the integration and adjust other chat settings, such as the size and descriptions of your small, medium, large, and extra large units

5. The right panel is where we’ll provide our API credentials - no need for you to do anything here. You’ll see options to make this your default integration and to remove this integration above

6. Navigate to the Facility Level in StorEdge
7. Go to Settings > Gate Integration and copy the API Facility ID
8. Paste the API Facility ID into the FMS ID field in Property Manager - Location Features
Review Leads
Our leads will populate into the Leads section of your StorEdge account. To get there, choose LEADS from the left sidebar:
Notice that the Source field is set to “Online Marketing Service - Swivl” for all leads that originated from your bot. When a lead is converted into a tenant, their Source will remain the same. By pulling reports of tenants whose Source is set to "Online Marketing Service - Swivl", you can track your bot conversions more effectively.
Sort the Leads and Reservations table to your liking by clicking on the column names (sorted from newest to oldest in the screenshot above).

If the user didn’t choose a unit from your inventory carousel, Rental Information will be left blank. Otherwise, it will be filled out.
Users are able to provide their name, phone, email, unit, and size to your bot. Everything else gets set automatically. For example, Status is set to Lead - Open and Follow-up is set to the current date.
Lead Details in StorEdge
When swivl sends leads to your FMS, the details are added to the Notes section. These details give you the context you need to follow up with leads. This includes:
• Customer Type: Whether the lead is a new customer, existing tenant, or other.
• Unit Size Selected: The unit size chosen during the chat.
• Conversation Link: A link to the full chat.
• Transcript: A record of the conversation.
